Do I repair or replace my roof shingles?
If you’re concerned that your roof has damage, several signs may reveal the condition of your roof. Inspect the interior ceilings for dark stains, sagging, rotting / mold, or leaks / water damage and especially the exterior roofing to identify any cracked or missing shingles. It’s also helpful to know the age of your roof. A 30-year shingle may last that long, but will have apparent age due to the amount of weather conditions it has been exposed to. That same 30-year shingle may wear out much quicker depending on weather conditions it was exposed to, especially if no underlayment was installed.
Should I put shingles over my existing roofing?
While it is possible to shingle over a single-layer of old roofing shingles, it’s more likely that the new roofing will not last as long as removing the old shingles and applying appropriate underlayment under the new roofing.
What is underlayment and why is it important?
There are various grades of and types of underlayment, used to add further protection in case wind-driven rain or snow dams allow water to seep under the shingles.
Asphalt-Saturated Felt – Asphalt-saturated felt adds stiffness to the roof deck and adds some water-resistance under the roof shingles.
Rubberized Asphalt – One of the main benefits of rubberized asphalt is that it is inherently flexible, which makes it ideal for climates that experience both extremely hot and cold weather. This water shield product is often used along ridges, valleys and along the lower edges of the roof line.
Non-Bitumen Synthetic Underlayment. Non-bitumen synthetics display exceptional strength, elasticity and waterproofing, as well as inherent resistance to fungal growth. Roofing systems from manufacturers like GAF and CertainTeed feature non-bitumen synthetics as the standard underlayment material.
